CURB APPEAL CONSULTING

We know not everyone has the bandwidth, budget, or time to undertake a full home project. While the primary focus of our practice is still on new construction and full home remodels, we still love a more condensed design study project and a good before and after. We also love helping make Austin neighborhoods even more beautiful; one house at a time. So for a limited number of homes a year we are happy to provide Curb Appeal Consulting Services.

EXAMPLES OF COMPLETED CURB APPEAL PROJECTS BELOW (AFTER/ BEFORE PICS):

THE PROCESS:

Engage a licensed Architect to ramp up your home’s curb appeal and add easily recuperable value to your home. You send us high-quality photos of the front exterior of your house (and any inspiration images you have) and answer our questions regarding your goals. We will then send you a quote for our Curb Appeal Consulting services for your project based on your home’s complexity. If you choose to move forward we will send you a link for initial payment, and once this is received we will add your project to our schedule.

OUR BASIC PACKAGE INCLUDES:

-An assessment of your home’s current street presence (what seems to be working and not working in our opinion)

-Concept/ look and feel imagery showing our recommendations (typically 2 different scheme options) as well as inspiration images for how to handle materials and details

-One 1-hour zoom meeting with Elizabeth to present our ideas and discuss

-One round of revisions to the schemes if needed

-You will receive an emailed high res digital pdf. packet of all of the above (sent once final payment is made)

WHAT’S NOT INCLUDED IN THE BASIC PACKAGE:

-Site visits to the building (all correspondence takes place digitally)

-No assessment of the whole property, overall building, or it’s interior spaces. We are simply assessing how the curb appeal of the property can be improved (typically cosmetically).

-Scaled drawings are not part of this service; we will send exterior renderings and concept images.

-Permit drawings or permit paperwork (not usually required for cosmetic improvements)

-Pricing for the proposed work or the contractors to do the suggested work (that ball is in your court)… but you will be able to use our packet provided at the end of our process to communicate the vision for the improvement project and to obtain pricing from your contractor(s) of choice.

-Specific plant species suggestions are not included, although we may have general conceptual ideas about scale or type of planting that should occur to help enhance the front of the building.

PRICING:

Starting at $2500. We can provide a more detailed cost breakdown for your property once we receive the information requested above.

ADDITIONAL SERVICE OPTIONS THAT MAY BE OFFERED FOR AN ADDITIONAL FEE:

-Exterior paint color in-depth study and final specific paint color recommendations

-One stop shopping list (we curate and send to you a list of links to items we recommend purchasing for the project based on your budget (i.e. new exterior lights, address numbers, mailbox, planters etc.)

-In person visits to the site to review conditions or oversee work being performed

-Assessment of other sides of the building besides just the curb/ street side

TURNAROUND TIME:

2-4 weeks from when we receive initial payment, depending on current schedule.
